There are several ways to do this. You can use an adjustment layer. Try the Smart Brush Tool.

In the drop-down choose "Reverse Effects", then select the first one: " Turn Image b/w in reverse"

On the tool's option bar  check "Inverse"

Now, paint over the object which is to remain in color
